    Does self employment count toward the income restriction? Also, can this loan be used for a single family house that is divided into an upstairs and downstairs unit? Not separated completely. They are still connected by an indoor staircase. The upstairs just has its own kitchen as well as a main kitchen downstairs.

      Self employment income counts and would be based off your net income of the last two years tax returns averaged together. I do not believe usda will finance a property that is classified as a duplex.

    How can someone improve their score? My disabled brother got denied for low income housing in NJ. All he gets is his disability. He does have some past credit issues from about 10 years ago.

      If the credit issues were 10 years ago they should fall off his credit. The best way to get your NTN score up would be to have a higher credit score, might be worth digging into if those credit troubles have fallen off or if the creditors updated them somehow.

      If you are buying from sheriff sale it’s all on the buyer. When buying from the bank after the foreclosure was complete the bank will pay some of the closing costs especially if you use their title company

    What are you even talking about? Most PUDs built within the past 20 years are totally different than prior suburban development. They often have a community center, pool, basketball courts, walking trails, parks, etc. You will likely find a more social environment in new SFR developments, as most people buying these homes are families with young kids. The kids are friends and the parents become friends. This is less apt to happen in more established neighborhoods, as it is more of a mix of households. I have had 4 different neighbors live next to me in the 12 years I have lived in my current house. My husband and I have been friends with 2 of them, cordial with 1 of them and didn't talk to the other one. If you had kids, you would be out in your yard a lot more and would probably know more of your neighbors.

    Bro I ain’t never left south east texas, the town I lived in had one light and it blinked red after 9 😂, we have 3 or 4 gas stations, a market basket, sonic, Dairy Queen, dollar general, a tire shop, one elementary and one middle school, my town doesn’t even have its own high school 💀

    I got out of south florida and moved to the woods in Georgia. Absolutely love it. My little town had 1 traffic light when i moved here. Now there's three. It's getting to crowded. Thing is people have become so pathetic i don't want anything to do with them. I have 13 acers but my dream is a hundred with me in the middle and a high stone wall all the way around. Some running water so i can power myself and go completely off the grid.

    There’s definitely a large portion of the population who want control of who they interact with. People with children, for example, don’t want strangers walking past their front door on a daily basis. This is a misconception by people who lean more Liberal. Not everyone thinks like you. Go to your hostels, live in your apartments and your high rises in the middle of the city. Leave suburban people to their own devices and let them have their freedom of lifestyle choice.

    Pretty much everything you have said is confused except that you should avoid buying in an HOA. In CA the HOA lobbyists are trying to get bad laws rejected and good laws approved. When you read the details and understand what it takes to manage an HOA you see the recommendation makes sense. If you want to own your property an do what you want don't buy in an HOA and I would suggest reading all of the documents related to the HOA before making a purchase. Even if you bought a home or land somewhere wo an HOA the local municipality would become your "HOA" in effect.

      Not confused at all, a government entity and a private HOA are way different things and are not comparable. Many HOA’s have strict rules and laws with a wide breadth of power to exert their will over you without the protections would have from the government, also the interests of the HOA are different than the government. If you believe in HOA’s and their governance, that’s fine just say that, completely legit position but I’m definitely not confused in the least bit. If you like reducing your rights I get it a lot of people agree with you.

      @@RyanFagan_RealEstate They are comparable and different but both can become an insurmountable roadblock at some points. I would argue that many municipalities have many more "rules" etc. than some HOAs but enforcement is non-existent while some Board members get a thrill having control and enforcing. IMO the least rules the better but some are needed simply to make the community function. What protections do you get from the government that you don't get form an HOA? The gov is always more powerful than an HOA. Why wouldn't you expect the developer Board representatives to get paid? You begin at 1:44 reiterating that the developer Board representatives get paid and it morphs into you saying the management just wants to keep everything good to keep getting paid. That portion is confused and incorrect. Let me explain, Some rich dude invested millions of $'s to develop some bare land into new homes and is hoping to sell them for more money than it cost to develop. This rich guy doesn't necessarily deal with the HOA Board and thus has underlings serve on the Board for him. The rich guy many times IS on the Board with underlings and as many HO representatives as the gov docs state per the occupancy. Either way, these paid employees want to keep their job and their motivation is to portray the property/HOA as attractive as possible to buyers. Once the units are sold is when the paid Board members are out and the developer gets to deal with construction issues if any. The developer will usually try to keep the budget (in CA the budget is disclosed annually and financials are always reviewable) as low as possible and many times when you get a HO Board they should have a reserve study completed to see what the real number should be. Lower dues = easier sales. The worst thing about HOAs IMO is that you could have a financially sound HOA, with a great Board, great management, great homeowners.... and one new homeowner, new law, new rule, a fallen tree could cause it all come crashing down to chaos in days and become like the typical HOA filled with drama incompetence. Most people don't understand what they are buying and it seems (IDK) many other states don't have systems in place to manage them like CA has attempted to.

    There's also the fact that cities are realizing that sprawling suburban subdivisions are unsustainable to maintain with their tax base. There's some excellent literature out there about how many middle class white suburban areas are essentially being subsidized by poorer, more urban, areas of the city. The cost to maintain the infrastructure (particularly road repair and snow removal) in those spread out suburban places costs more than what those communities are paying in property tax for those services. So a lot of cities are requiring new suburban developments to have HOAs to pay for that stuff.

      Yes! In my live I cover some of this as well. It’s an interesting topic and something a lot of people aren’t paying attention to and I believe it has a lot to do with housing affordability as well and is not being talked about at all.
